The project step by step…

Stage 1 (preliminary) Fixed Fee

  • measured survey
  • produce existing floor plans
  • external elevations
  • site block plan
  • produce a number of proposed plan layouts of all relevant floors at 1.50 scale
  • indicating use of spaces with some furniture
  • concept appearance of exterior – sketch
  • meeting to discuss, budget guideline for total building and interior design works
  • conversation with local Council Planning Department

Proceed straight to Stage 1B or
Stage 1A Fixed Fee

Any reworking of the above ideas to produce further layouts.

Stage 1B (application for Planning Consent) Fixed Fee

  • existing and proposed plans at 1.50,
  • external elevations: proposed and existing rear and front

To local Council Planning Department:

  • complete application form
  • design and access statement (if required)
  • submit with location/site plans & drawings of existing, plus
  • Council fee £ TBC (not included in the BFA fee figure)

N.B. The above does not include any revisions to drawings as may be requested by the Council in order to satisfy their requirements. These to be charged at our hourly rate.

Stage 2 (design development)

  • 1.20 scale plans of all relevant areas
  • 1.20 scale sections/elevations of areas
  • showing cabinetwork
    samples/ideas for internal finishes
    samples/ideas for lighting
    samples/ideas for flooring
    samples/ideas for kitchen etc.

NB Stage 2 includes ideas for interior and exterior finishes, concept ideas for cabinetwork to be made by cabinetmaker. It also includes for concept ideas for lighting. Concept ideas for kitchen and bathrooms - the kitchen supplier will produce their own working drawings.

Stage 3 (builders information)

  • 1.50 scale plan builders work
  • 1.50 services (heating/vent. Power, lighting)
  • sections/ elevations
  • details of site joinery, i.e. wall/floor/ceiling junctions, glazing details, skirtings, frames, cabinetwork
  • written scope of works including schedules of:
    finishes
    light fittings
    ironmongery
    saniware
  • inviting and obtaining competitive tenders from builders or negotiating with one builder on your behalf

Stage 4 (site inspection during contract)

  • instruct contractor
  • hold weekly site meetings with builder and minute action
  • hand over to client
  • snagging
  • hold six month defects meeting and sign off to client
  • advise client in final account
  • liaise with Building Control of local Council to obtain Certificate of Building Completion
